BUILDING & GROUNDS MAINTENANCE SUPERVISOR – HIGH SCHOOL AND MIDDLE SCHOOL
QUALIFICATIONS:
- High School graduate; some college preferred
- Staff supervisory experience preferred; willing to supervise maintenance department staff
- Basic computer skills and email knowledge
- Demonstrates skill in organizing ideas and presenting them with clarity and conciseness in establishing and maintaining working relationships based on mutual confidence and respect, in identifying problems and their resolutions
- Demonstrates sound judgment, social competency, adaptability, self-confidence, emotional maturity, initiative, enthusiasm and resourcefulness, as well as dedication to duty
- Physical strength and stamina to perform required work which may include light and heavy work associated with all aspects of the position-ability to lift over 50 pounds, standing for more than 2 hours and working in small areas.
- Ability to react calmly in emergencies and in stressful situations
- Willing to upgrade skills
- Possesses a valid driver’s license
- Respects confidentiality appropriate to the position
- Demonstrates loyalty to diocese and school system
REPORTS TO: System President
GENERAL AREAS OF RESPONSIBILITY:
- Be able to work with, direct, and supervise maintenance personnel, including student workers, scheduling vacations, and yearly reviews of employees.
- Maintain building and grounds in clean, safe, healthful, workable, and optimal condition
- Develop, implement, and supervise regular cleaning and other maintenance schedules; share with principal the daily check-off duties
- Participate in regular cleaning, garbage removal and maintenance
- Regularly inspect facility and grounds to determine where work, cleaning, repairs, etc. are needed
- Daily, monthly and quarterly inspections of all pumps, air handlers, motors and air conditioning systems.
- Be cooperative and able to work efficiently with faculty, students, management, and be able to relate well to the general public
- Supervise and assign staff to provide services (weekends, nights) to building renters as directed by the principal
- Keep abreast of latest laws, regulations, building/fire codes, safety issues, and other developments in maintenance, repair, upkeep; comply with local laws and procedures for storage and disposal of trash, rubbish, and waste; keep up recycling program in school
- Receive training as necessary for responsibilities in asbestos management; insure staff training in same
- Purchase custodial supplies and maintain organized inventory of supplies and materials equipment, as necessary and approved by principal
- Conduct custodial needs as needed; emergencies, etc.
- Assist principal with materials and development of facilities as needed for the instructional program
- Administer all budgets pertaining to buildings, grounds and vehicles and perform record keeping functions as necessary to the position
- Strive to economize with time, materials, labor
- Keep office area, work areas, and maintenance supply room(s) organized, presentable, and within safety guidelines
- Complete work efficiently, setting high standards for quality of that work
- Regularly inspect facilities to determine where repairs, extra cleaning, etc., are needed; report those on a regular basis to building principal
- Initiate projects and ideas for better upkeep and maintenance
- Operate equipment properly and safely
- Comply with all requests, such as work orders, etc., in a timely manner; report work order accomplishments on a regular basis to administrator
- Comply with objectives of school, system, and diocese
- Perform all other duties as necessary to the position and as specified by the President
OTHER:
- Maintain the school fleet, including vehicles, lawn equipment, snow blowers, pressure washers, etc.
- Securing project bids and initiating contact with outside vendors, supervise contractors when they are on site.
- Responsible for all boiler (steam and hot water systems) operations, including adding chemicals and testing
- Administer security system, issue and activate all keys, daily check of all security cameras, and all after hours security problems
- Elevator system supervision
- Scheduling of events and setup use of facilities in Fine Arts Center for groups
